1. Reconstruction of the Vostok Hotel in Moscow to international standards of 3* stars.

Given the current image of a mid-range hotel, the result of the reconstruction work should be a three-star hotel with office space, several conference rooms and car parking.

The exterior of the building will retain the classic architectural style inherent in the heyday of the Soviet era. The hotel room fund will consist of single and double rooms. In addition, there are several budget quadruple rooms.

The project involves the reconstruction of the hotel according to the modern requirements of the hotel chain AzimutHotelsCompany. The renovated hotel will have 439 rooms of various types, as well as conference rooms with areas for relaxation and coffee breaks, a restaurant, a fitness room with a swimming pool, and an administrative part.

A superstructure of a two-story restaurant (22-23 floors) will be erected on the roof of the existing building, and a parking lot for 25 cars will appear on the minus ground floor. The total area of ​​the hotel after the reconstruction will increase to 28.5 thousand square meters. m (now - 25.4 thousand sq. m).

The famous Beijing Hotel is a four-star hotel complex in Moscow, historical for Russia, which is a hotel and office complex, and the architecture of the building itself is a monument of Stalinist classicism.

The construction of hotels in Moscow on such a scale had no analogues at that time. The Beijing Hotel was built in the city center at the intersection of two central highways - the Garden Ring and Tverskaya Street. Construction was carried out in the period from 1939-1955.

High ceilings, stucco molding, use of valuable wood, granite and marble made the hotel a truly elite hotel of the Soviet era. The Beijing Hotel Complex was considered a "regular" hotel of the KGB of the USSR.

The hotel was constantly rebuilt and modernized, and now it's time for a general reconstruction.

The next works related to the reconstruction of the hotel complex "Beijing" provide for the modernization of the existing hotel to combine the buildings of the complex with a single service system. In addition to the reconstruction of the existing hotel buildings, it is planned to build two new high-rise buildings of luxury residential apartments on the land plot at the rear of the hotel.

The facade of the hotel building is planned, located in the very center of the capital. During the restoration, it is also planned to update the railings on the balconies. The hotel reconstruction project provides for the restoration of the courtyard facade and ceramic vases decorating the building. It is also planned to carry out some interior construction works, in particular, they will update the flooring inside the premises. The existing parquet will be replaced with a modern oak plank. At the same time, it is reported that the builders plan to completely recreate the original floor drawing, the sketch of which will be taken from authentic historical documents.

7. The history of the reconstruction of the Soviet "hotel number 1"

In 2004, the Moscow authorities decided to demolish a hotel in the very heart of Moscow, in the historical district of Zaryadye. For the mid-2000s, when promising building sites were already in short supply, the demolition and conversion of buildings in the city center became commonplace. However, it was planned to eliminate not some emergency or ownerless building, but the Rossiya Hotel, which was one of the symbols of Soviet hospitality and even entered the Guinness Book of Records

The dismantling of the Rossiya Hotel in the center of Moscow, on the site of which a new hotel complex should appear, was supposed to be completed in 2008, but later the deadline was extended until 2009. And then the financial crisis intervened. So nothing was built.

  • the building, its separate structures, communications are badly worn out, require major repairs, replacement or modernization;
  • the layout is outdated, does not meet safety standards, does not allow the full use of the premises;
  • it is necessary to update or expand the infrastructure: installation of elevators, garbage chutes, security systems, arrangement of parking spaces, playgrounds, etc.;
  • it is planned to increase the area of ​​the premises, change their functionality.

Advantages

Profitable investment. The cost of reconstructing a residential building is less than the cost of demolition and construction of an object similar in characteristics. This allows you to use better materials, maximize the level of comfort and functionality.

Possibility to save the building. Important for those located in the city center, with architectural or historical value of houses. The old buildings are distinguished by strong load-bearing and enclosing structures, non-standard architectural solutions. Reconstruction allows you to use such objects, updating them, improving their characteristics.

Timing. It will be faster to reconstruct an existing building than to demolish it and build a new one. At the same time, it can continue to be used for its intended purpose during: it depends on the plan of its organization.

Reconstruction, as well as redevelopment, is associated with many nuances, for example, when developing a reconstruction project that affects load-bearing walls, it must be remembered that the width of the hotel room must be at least 2.4 m, and the width of the hallways - at least 1.05 m, according to SNIP standards. In addition, before creating a hotel redevelopment project, the developer discusses with the Customer the composition and functional purpose of the premises, which, according to GOST R50645-94, may include: residential, administrative, storage facilities, recreation, catering establishments, trade enterprises, medical care, staff rooms, rooms for washing and drying clothes. In addition to premises of economic importance, the hotel may provide for a cultural and leisure and sports and recreation area. Bars, dance floors, restaurants, swimming pools, saunas, billiards, etc. can be placed in premises for cultural, entertainment and leisure purposes. If the redevelopment of the hotel is designed to increase the status and increase the level of comfort of the institution, then the redevelopment project can be supplemented with premises for business activities and meetings. This group of premises includes business centers, representative offices of companies, conference rooms, demonstration and exhibition halls with expositions, machine bureaus, etc. The level of the hotel is determined not only by the luxury of the rooms, but also by the presence of certain premises that expand the scope of services of the institution. When developing a hotel redevelopment project, special attention should be paid to the spatial structure, aimed at ensuring a clear separation of the flows of guests, staff and visitors to public areas. This excludes the combination or intersection of industrial and economic routes with the routes of guests and visitors to public areas working for the city. If the redevelopment project provides for the inclusion of groups of public premises in the hotel, then in this case, isolated entrances from the street are arranged. During the reconstruction and redevelopment of hotels, special attention is paid to the arrangement of space for the disabled. This includes equipped rooms, entrance openings, elevators, parking lots with specialized devices. A special role in the reconstruction and redevelopment of the hotel is played by the quality and level of reliability of communications. All engineering systems, whether it be power supply, heating, ventilation, air conditioning, water supply, sewerage, telephone network and the Internet, must be carefully thought out.

7.1. Construction and reconstruction of the hotel building

A modern hotel is designed to create comfortable conditions for a tourist's overnight stay and provide him with a number of additional services. These requirements can be fully met by a hotel building, which is created with the condition of providing a significant number of services to its guests. The hotel building is a multifunctional building and contains technologically complex equipment.

Construction and reconstruction of the hotel building requires large investments. The investment cycle of creating a hotel includes:

Formation of an investment portfolio;
- substantiation of the need to create a hotel;
- engineering preparation of the construction site;
- production of construction and installation works, commissioning;
- development and commissioning of the facility.

Investment projects are consistently implemented in two stages. First and the most difficult is attracting investors who are able to invest in the construction of a hotel building. This is followed by the development of a concept for the location of a hotel enterprise, the definition of zones and participants for the construction of a hotel. Identification of possible property problems (the presence of residential buildings that are subject to demolition and their own land).

Opportunity to develop business and cultural centers in the territories adjacent to the future hotel complex. Preparation of all documentation on land use, documents on the restriction of the sale or lease of land (the presence of owners, municipal institutions).

Second phase includes preparation of all pre-project documentation for hotels (number of floors and capacity, competitiveness, requirements for the investor). This includes the preparation of urban planning justifications: planning the number of storeys and capacity of the hotel; analysis of the economic efficiency of the hotel, development of a business plan with a preliminary assessment of the hotel's payback up to 7 years.

The customer of investments should be local municipal authorities. An interested investor redeems the right to lease land with a lump sum payment of the option. If it is impossible to pay the entire amount, a joint venture is created, while the city's share corresponds to the cost of buying out the rights to lease the land plot for a certain time. Hotel chains do not risk investing in financial projects, but are always looking for financing partners.

Unfortunately, in the process of preparing the construction of hotels, problems arise that need to be quickly and efficiently resolved. Let's highlight the main ones.

Problems for the investment of the hotel industry are related to the fact that the legal boundaries of ownership in the hotel enterprise are not defined. In addition, due to well-known socio-political circumstances, there is a strong inertia of the Russian bureaucracy in Russia.

At the same time, despite these difficulties, the construction of hotels in Russia is carried out quite actively.

Hotels differ in their architectural solutions.

Initially, the hotel building was built in the form of an array, located separately or associated with the surrounding public and residential buildings. A long search for the best planning solutions has led to the creation of a spatial composition specifically designed for activities carried out in hotels. Premises for overnight stays of tourists are separated from the premises associated with the provision of other services to tourists. The corresponding premises are distributed in various functional (architectural) blocks.

The main principles taken into account in the construction of hotel buildings are as follows:

1. A building (or a complex of buildings) must organically fit into the environment, preserving the features of an urban or rural landscape.
2. Natural and climatic factors should be taken into account (temperature and humidity, precipitation, insolation, wind speed and direction, etc.).
3. Architectural, constructive and planning decisions of the building should not be excessively expensive. The layout of the building should ensure the cost-effectiveness of its operation. The main efforts of designers are aimed at a rational combination of current and one-time costs.
4. When designing a building, advertising considerations play a certain role: ensuring the design of the facade, emphasizing the prestige of the hotel; setting records in a certain direction (construction of the tallest building, the most exotic building, etc.); location of shop windows of hotel shopping centers, etc.
5. The layout of the building must provide a rational organization of services and appropriate comfort for residents, meet functional requirements.
6. The building must comply with aesthetic, technical, sanitary and environmental standards and recommendations. Consideration should be given to the possibility of reconstructing the building.
7. It is necessary to comply with the conditions of economy of the building construction process.

When the construction of a hotel building is completed, there are problems associated with its functioning in the hotel business system, arising from the basic requirements for such structures.

The main feature of such projects is the task of fitting the Customer's requirements and technological processes into existing premises, which most often did not previously provide for such a purpose of use.

Design in this case begins with a study of the BTI plan for compliance with the new requirements.

The greatest difficulty for reconstruction in such cases is represented by panel houses of standard series. The main difficulty lies in the large number of load-bearing structures in such a building. A large number of load-bearing structures limits the possibilities for major re-planning and, in this regard, it may be difficult to fit the Customer's requirements into the existing premises.

Monolithic and brick buildings, of course, also impose such restrictions, but to a much lesser extent. Therefore, if you are considering the acquisition of a building or premises for the purpose of subsequent conversion into a hotel, then, from the point of view of possible future alterations, it is better to give preference to brick or monolithic buildings.

Projects of new construction of hotels, hotels, hostels

In the case of designing the construction of a new building, the above problems naturally do not arise and the flight of the Customer's imagination will be limited by the boundaries of the land plot and the norms of SNiP and SanPiN.

The design of a new building naturally begins with the Terms of Reference. Formally, the Terms of Reference for the design should be provided by the Customer. In practice, the terms of reference are prepared by the design organization for itself (of course, taking into account the requirements of the Customer), and the Customer approves it.

To start designing, you must have at least:

  • Terms of reference for design;
  • Geographical basis indicating all encumbrances on the site;
  • Report on engineering and geological surveys;

The design order in general terms is as follows:

  1. At the first stage of the design of the building, the gene is being prepared. Site plan with planting of the object (objects)
  2. Space-planning solutions are being developed. Space-planning solutions are developed based on the wishes of the Customer, but taking into account the requirements of technological processes.
  3. A sketch of the facade of the building and architectural solutions are being prepared
  4. Design solutions include calculation and design of foundations, calculation of load-bearing structures, calculation of external enclosing walls, calculation and design of roofs, calculation of especially critical structures (large spans, elements that create increased loads on floors)
  5. Engineering and other sections are being prepared in accordance with Government Decree No. 87 of February 16, 2008 “On the composition of sections of project documentation” - at the “P” stage
  6. At the request of the Customer, the “RD” stage can be developed, which is actually a task for the builders.

Features of designing hotels, hotels, hostels.

Projects of hotels, hotels, hostels basically do not differ significantly from the design of other types of buildings, but there are certain features:

  1. A simpler scheme of engineering networks - a predominantly vertical arrangement of engineering communications
  2. It is quite simple to fulfill the requirements for evacuation routes, in connection with the corridor layout of buildings (in most cases)
