– Evgeniy Pavlovich, VDSK has been building and producing reinforced concrete products for 50 years, 19 of which have been under your leadership. There have been 4 modernizations in the history of the plant, and difficulties in surviving during the crisis years. How does the enterprise operate in the current difficult situation for the entire Russian construction industry?

– The situation now, of course, is not simple, but I wouldn’t call it that difficult. Demand for apartments has not fallen as much as we feared. And standard housing construction in our country will remain relevant for a long time. We are greatly helped by the fact that we have always built houses designed for different financial capabilities of buyers, but the quality of construction has always remained high, regardless of the cost of the apartments.

Our plant has been operating stably for the last two decades, without losses. The demand for our apartments is constant. This year, like many others, we sank slightly due to the crisis, as a result of which a number of objects were not prepared for the start of construction. But now the pace is increasing, and by September we will reach the planned result. Those projects that we are involved in now and the obligations for which the plant has undertaken will be completed on time. It is not our rules to deceive people.

– You not only build houses, you yourself sell apartments in them. Isn't it easier to do just one thing? Less responsibility.

- No, it’s not easier. We have never run away from responsibility; we take everything upon ourselves. Unlike companies with an authorized capital of 10,000 rubles, which win tenders, it is not clear how they repeatedly underestimate the initial cost of construction; they build somehow and then successfully close. And the owners of apartments purchased in houses built by such companies do not know who to file claims for defects, shortcomings and clearly poor-quality construction. We don't have that. VDSK is consolidatedly responsible for everything that we have built and delivered, although we have 73 organizations working under contract. Our plant acts as a customer, a general contractor, and a developer, which means we are responsible for everything. Moreover, we not only build houses, we then service them and observe how the completed house behaves. For this, we have our own management company, which, if any shortcomings are detected on our part, immediately informs us about it, and we immediately eliminate all shortcomings.

– VDSK always acts as a customer? Don't you work with other investors?

– It happens that we work as a contractor, we build according to the orders of other investors. Thus, our plant has been cooperating with the Finnish company YIT for several years. We have several joint projects, in particular, the European residential complex in Yegorevsk. This is a whole block of 10 multi-apartment monolithic brick buildings of the YuV-2012 series. During their construction, improved technologies were used, various combinations of one-, two- and three-room apartments were developed. The outer walls of these houses are multi-layered: the first layer is brickwork, then the masonry is made of autoclaved blocks made using modern European technology. Internal walls are prefabricated reinforced concrete panels. The floors are prefabricated reinforced concrete slabs.

– Since we are talking about a series of apartments, which of them, in your opinion, is the most attractive to buyers?

– We built houses of different series, in recent years mainly I-1724, V-2005, YuV-2012. In the fall we are launching the B-7515 series, although the SE-2012 is still very successful in terms of sales. But the new series will be a more budget option. I think the time for large apartments, such as the I-1724 series, is gone; now there is a demand for small apartments with a convenient layout and opportunities for economical use of energy resources.

– Apartment prices are not falling and, most likely, will not fall in the near future. Are you doing anything to attract more buyers even in such a situation?

We propose to consider the most famous standard projects of new buildings: KOPE, P-44T, I-155 and others

Despite the fact that a significant amount of housing has recently been introduced according to individual projects, the majority of new buildings on the market in Moscow and the Moscow region belong to standard housing designed in the 1990s (many in the 1980s), less often in the 2000s. The production of most series was carried out in the capital's house-building plants (DSK). In 1951, MITEP (Moscow Institute of Standard Design) began operating, which was later reorganized into the Moscow Research and Design Institute of Typology, Experimental Design (MNIITEP), where they began to design buildings.

I-1723

Construction of houses in this series began in 1999. A feature of the project can be considered the construction of external walls made of brick and insulation, which increases thermal insulation. The construction time of such houses is longer than that of panel houses, and it is known that due to the technology of rapid installation of internal panels, it is possible to build a house according to this project in 12 months.

The series is classified as wide-body, since the pitch between the load-bearing walls is increased compared to most other series. This solution makes it possible to expand the area of ​​apartments and improve living conditions. Due to the design features of the building, all internal walls are load-bearing. Houses based on this project are not very common in Moscow, but are popular in the Moscow region.

KOPE

KOPE (space-planning layout elements) is one of the most popular and successful series of standard housing. It was developed in 1981 and modified several times, most recently in 2002. The main advantage of the project is the large number of variations in the set of apartments in a building or on a floor. Each set was combined into layout residential series, each of which can be individual.

The concept of the series was developed by a group of architects led by Alexander Rochegov (in 1992-1998, the president of the Russian Academy of Architecture and Construction Sciences designed the famous building of the USSR Embassy in Havana). External and load-bearing walls are made of reinforced concrete, partitions are made of plasterboard. All houses in the series have from 12 to 22 floors.

P-44T

The P-44T series has been built from 1997 to the present day. Houses of this type are very popular not only in Moscow, but in the Moscow region and other regions of the country. Widespread distribution was facilitated by the low cost of production and collection, as well as the relative comfort of apartments.

The project is a continuation and development of the P-44 series. The new houses have improved thermal insulation, higher ceilings (they were raised by 10 cm - up to 2.75 m), and bay windows appeared (in multi-room apartments). The outer walls of the houses in this series can be mistaken for brick, but this is not so. The bricks imitate decorative hanging panels. The houses in this series are concrete, which makes the cost of the project more attractive for the developer. The advantages of the series can be considered relatively effective sound insulation and regulation of heating devices. Disadvantages: lack of options for redevelopment (load-bearing walls). In addition, it is known that when houses shrink, cracks may appear at the joints of panels, and their depressurization may also occur.

P-55m

New panel buildings of the P-55m series became a further development of the P-55 project; houses of this type are quite common. After the improvement, the area of ​​rooms and non-residential premises was increased, and one more bathroom was added to multi-room apartments. The common areas have also been changed and made convenient for people with disabilities: now a wheelchair can be reached from the entrance door to the elevator without assistance. The disadvantages of the design include the not very convenient layout (narrow rooms) and the impossibility of redevelopment (a large number of load-bearing walls). It is known that further modernization of the series is underway.

SE-2012

The houses of the SE-2012 series provide a height of 14-17 floors, there are eighteen ways to arrange apartments (you can choose “one-room apartments,” “two-room apartments,” “three-room apartments”). As a rule, houses of this project are handed over for “fine” finishing, and the loggias are glazed.

A feature of the series can be considered the use of gas silicate blocks rather than brick, which allows the developer to reduce the weight of the building and increase the level of thermal insulation of the walls. The project is also characterized by a high level of sound insulation. Experts note the buildings’ modern appearance and convenient planning solutions. The project provides for the possibility of installing high-speed elevators from well-known Western manufacturers. Some houses in the series have improved finishing of common areas.

GMS-2001

The GMS-2001 series has been produced since 2003; a feature of the project can be considered the use of prefabricated house-building technology (construction of houses from separate block sections). The GMS-2001 series is being built throughout Russia to this day.

The structure of the building is designed in such a way that if the building collapses, one section will not start a chain reaction leading to the complete collapse of the house. This property allows the construction of project houses in regions where there is a seismic hazard.

According to the authors’ idea, the first floors of the buildings will accommodate residential and commercial premises. Externally, the houses differ from other projects due to double windows in the rooms and the distinctive texture of the facing panels. The advantages of the series include the increased area of ​​the apartments, the presence of ramps, strollers, and rooms for concierges on the ground floor. The disadvantages are narrow corridors and the inability to carry out redevelopment due to load-bearing walls, which is typical for many panel houses.

I-155

The I-155 series was developed in 2000 by MNIITEP, Mosproekt and the Leading Design Research Institute of the Russian Academy of Sciences. The production of prefabricated structures is located at the Domodedovo Reinforced Concrete Products Plant and the Klin Design and Construction Plant. The order was completed for the famous developer of the SU-155.

The project was considered successful: low cost is combined with ease of production and ease of assembly and installation of houses. At the same time, we managed to maintain high demands on the comfort of housing. It is known that the houses of the series can be arranged in different ways to create configurations of buildings with different types of apartments. All this makes it possible to build both sectional and tower houses; there is a variety of facades.

The ceiling height is 2.8 m, the houses have good thermal insulation, variable layouts with spacious kitchens, and adjustable heating systems. Many homes have storage rooms or closets. The series implements an important planning solution - a small number of load-bearing walls in apartments (this is not typical for panel houses), which makes redevelopment possible. Fire-hazardous external polystyrene foam boards (which release toxic substances when burned) have been replaced with mineral wool ones. Also in the design of the houses there are pylons and load-bearing external panels. The division of multi-room apartments into guest and sleeping areas, which is atypical for mass series, is also used here. All municipal housing in this series is commissioned with finishing touches.

Decoration, arrangement and repair are inextricably linked with the design project of the apartment. The designer develops schematic sketches of layouts to illustrate the location of rooms and functional spaces.

Repair is associated with material costs for a foreman, a repair team and building materials, so making mistakes in the design of the project will lead to additional costs and an increase in the final cost.
